Chelsea Almario · Coldwell Banker West (“Almario Estates,” “we,” “us,” or “our”) respects your privacy. This Privacy Policy explains what information we collect through almarioestates.com and the services we offer, how we use that information, and the rights you have over your data. By using this site or opting in to SMS messages from us, you agree to the practices described below.
1. Information We Collect
We collect the following categories of information so we can respond to your inquiry, fulfill our real-estate services, and comply with our legal obligations.
- Contact information you provide. Name, email address, phone number, mailing address, and the content of any message you submit through our forms (consultation requests, home-valuation requests, contact form, SMS opt-in forms).
- Property & transaction information. Property addresses you ask us to evaluate, target neighborhoods, price range, timeline, financing status, and similar preferences you share.
- Communications. Records of phone calls, emails, SMS/MMS messages, and in-person meetings you have with our team.
- Technical & usage data. IP address, browser type, device identifiers, referring URL, pages visited, time on page, and approximate location, collected automatically through cookies and similar technologies.
- Mobile data (SMS program). Mobile phone number, carrier, opt-in source, opt-in timestamp, message content, and delivery status for messages sent through our SMS program.
We do not knowingly collect Social Security numbers, financial account numbers, or government-issued ID numbers through this website. Sensitive transaction documents are handled through secure brokerage and lender portals, not through general web forms.
2. How We Use Your Data
We use the information we collect to:
- Respond to your inquiries about buying, selling, or valuing a home in San Diego County.
- Schedule consultations, showings, and follow-up conversations.
- Send transactional updates and, where you have opted in, marketing communications about listings, market reports, events, and neighborhood guides.
- Operate and improve our website, including measuring performance, debugging errors, and personalizing content.
- Comply with California Department of Real Estate, fair housing, anti-money-laundering, tax, and other legal obligations applicable to a licensed real-estate brokerage.
- Protect against fraud, unauthorized access, and abuse of our services.
We do not sell your personal information, and we do not share it with third parties for their independent marketing purposes.
3. SMS Opt-In & Messaging
When you provide your mobile number and check the SMS consent box on our website (or text a keyword such as JOIN to a number we publish), you are opting in to receive text messages from Almario Estates related to your real-estate inquiry.
- Program purpose: appointment reminders, listing alerts, property updates, document follow-ups, market reports, and replies to questions you send us.
- Message frequency: varies based on your conversation with our team. Most clients receive fewer than 10 messages per month.
- Cost: message and data rates may apply according to your mobile carrier’s plan. Almario Estates does not charge you for SMS messages.
- Carriers: supported on all major U.S. carriers. Carriers are not liable for delayed or undelivered messages.
- Opt-out: reply STOP to any message at any time to unsubscribe. Reply HELP for help, or contact us at (619) 261-9129 or hello@almarioestates.com.
Mobile opt-in data and consent records are stored separately from any general marketing audience. We do not share or sell your mobile phone number, opt-in data, or SMS conversation content with any third party for their marketing purposes.
5. Data Security & Handling
We use commercially reasonable administrative, technical, and physical safeguards to protect personal information. These include TLS encryption for data in transit, access controls on internal systems, vendor due diligence, and routine security review.
We retain personal information for as long as needed to provide our services, comply with our legal obligations (including California real-estate recordkeeping requirements), resolve disputes, and enforce our agreements. When information is no longer needed, we delete or anonymize it.
No method of transmission over the internet is 100% secure. If you believe your interaction with us is no longer secure, please contact us immediately using the details in the Contact Us section.
6. Your Rights & Choices
Depending on where you live, you may have the following rights with respect to your personal information:
- Access: request a copy of the personal information we hold about you.
- Correction: ask us to correct inaccurate or incomplete information.
- Deletion: ask us to delete personal information, subject to legal recordkeeping exceptions.
- Opt-out of marketing: unsubscribe from marketing emails using the link in any email, or reply STOP to any SMS message.
- Non-discrimination: we will not deny you service or charge you different prices for exercising any of the rights above.
- California residents (CCPA/CPRA): the rights above, plus the right to know the categories of personal information we have collected, sold, or shared (we do not sell or share). You may designate an authorized agent to act on your behalf.
To exercise any of these rights, email hello@almarioestates.com with the subject line “Privacy Request.” We will verify your identity before fulfilling the request and respond within the time required by applicable law.
7. Mobile Information Sharing
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Information sharing related to SMS consent — including your mobile phone number, opt-in status, and consent timestamp — is excluded from all third-party sharing.
The only parties that receive mobile information from us are the licensed SMS aggregators and messaging-platform vendors that we use to transmit messages on our behalf, and only to the minimum extent needed to deliver those messages. These vendors are contractually prohibited from using your mobile information for any purpose other than providing the messaging service to us.
8. Third-Party Services
We work with a limited set of vendors to operate the website and our brokerage services, including hosting providers, email service providers, CRM and customer-support platforms, MLS/IDX feed providers, analytics tools, and SMS aggregators. These vendors process personal information solely on our behalf under written data-processing agreements.
Our site may also link to third-party websites (lenders, inspectors, contractors, city resources). Those sites have their own privacy practices, and we are not responsible for their content or policies. We encourage you to review them before sharing information.
9. Children's Privacy
Our services and our SMS program are intended for users 18 years of age or older. We do not knowingly collect personal information from anyone under 13 (or under 16 where required by law). If you believe a child has provided us with personal information, please contact us so we can delete it.
10. Changes to This Policy
We may update this Privacy Policy from time to time to reflect changes in our practices, technology, legal requirements, or other factors. When we make material changes, we will update the “Last updated” date at the top of this page and, where appropriate, provide additional notice (such as an email or a homepage banner).
